We review properties to help identify potential game changers like character restrictions, protected veg, flooding etc ... so that you know where the “goal posts” are before meeting the client. Let’s be real ... ain’t nobody got time or energy to deal with a redesign (and the unhappy clients that come with it).
Can you tweak the design or do anything to avoid a planning app ... to speed up the process through council ... or to increase your chances of success? We review your concepts/plans early on, to help work out what the options are. so that the client can “choose their own adventure”.
If a DA (planning application) isn’t required, or if the design can be adjusted to avoid triggering one, we can provide a formal letter confirming just that. Allowing you to proceed to the next steps with confidence, and giving the certifier something to cover their backside down the track.
If you are planning something totally outside the box, if there isn’t any flexibility to negotiate during the assessment process, and/or if the decision to proceed will cost big buckeroos ... we can meet with council on your behalf, to suss out the chances of success/key issues etc. before you commit.
Got one of those teeny tiny things that “common sense” says just shouldn’t trigger, but technically does ... things like balustrade infills or above ground pools in character areas, stairs in the front setback on small lots etc. ... we can manage an exemption certificate request with Council to work around it.
These bad boys are our “bread and butter”. Certifier thrown you a curve ball, price blow outs triggering design changes, material availability issues forcing you to adapt, or things just not quite going to plan on site? If you need to tweak an approval, we do mods (aka modifications, section 81 and 82's) too.
“Our jam” (where we really shine) is working with building design pros (like building designers) and their clients … people who resonate with our non-standard approach, on “housey” projects in Brisbane. Aka … with people who are drawn to our quirk factor … on everything from small extensions like carports on “small lots”, to major overhaul renos or new builds in traditional building character areas in Brissy.

what ISN’T “OUR JAM”
You won’t usually find us hanging around outside of Brisbane, with new developer clients, on bigger jobs like high-rise towers/shopping centres, or diving into submission/objection work. That stuff just isn’t our jam!
By focusing on housey “stuff” in Brissy it allows us to “go deep” and truly and “master our trade”. There aren’t many who understand the nitty gritty details, quirks and loopholes of the rules in the “housey” space like we do!
“Niching” also allows us to reap the rewards of the repetition. Basically, it allows us to use automation behind the scenes to help us become super-duper efficient at the stuff you don’t see. This then frees us up to focus on what we value most … the warm fuzzies (aka good customer service).
